Terms & Conditions

1. Booking & Agreement

​

By confirming a reservation, the guest agrees to comply with these Terms and Conditions and all house rules provided prior to or at check-in. The primary guest must be at least 18 years old and is responsible for all occupants and visitors during the stay.

​

2. Check-In & Check-Out

​

  • Check-in: 3:00 PM
     

  • Check-out: Before 10:00 AM
     

If you need flexibility with check-in or check-out times, please notify us in advance. We will do our best to accommodate your request, subject to availability. Unauthorized late check-out may result in additional charges.

​

3. Occupancy

​

  • The maximum number of overnight guests is strictly limited to the number stated at the time of booking.
     

  • Daytime visitors are permitted; however, only registered guests may stay overnight.
     

  • This policy helps ensure compliance with local occupancy regulations and maintains comfort and safety for all guests.
     

4. Parking

​

To comply with local ordinances, guests must park only in designated areas, which include:

  • The paved area at the garage entrance
     

  • A maximum of four (4) vehicles
     

Failure to comply with neighborhood parking regulations may result in fines of up to $1,000.00, which will be the sole responsibility of the guest.

5. Quiet Hours & Neighborhood Respect

​

Guests must keep noise levels to a minimum, especially during quiet hours between 10:00 PM and 7:00 AM.
Respecting these hours helps maintain a positive relationship with our neighbors and prevents complaints that could impact your stay.

​

6. No Parties or Events

​

Parties, events, or gatherings are strictly prohibited.
Failure to comply will result in immediate cancellation of the reservation without refund.

​

7. Smoke-Free Accommodation

​

This is a strictly smoke-free property.
Smoking is not permitted inside the house. Violations may result in additional cleaning fees and possible termination of the stay without refund.

​

8. Security Deposit, Damage & Loss

​

  • A security deposit is required and charged at the time of booking.
     

  • The deposit is refundable after check-out, subject to inspection.
     

  • Guests are responsible for any damage, missing items, or excessive cleaning required due to their stay.
     

  • Repair or replacement costs may be deducted from the security deposit. If damages exceed the deposit amount, the guest agrees to cover the remaining balance.
     

All damages must be reported promptly.

9. Cleaning & Basic Checkout Responsibilities

​

  • The property will be cleaned prior to check-in.
     

  • Before departure, guests are expected to leave the property in a reasonably clean condition and to wash and put away all used dishes and kitchen utensils.
     

  • Excessive mess, stains, or failure to follow basic cleaning expectations may result in additional cleaning fees.

​

The host or authorized personnel may enter the property for maintenance, repairs, or emergencies, with reasonable notice when possible.

​

10. Trash & Recycling

​

Please take out the trash the night before Thursday.
We kindly ask that recyclable materials be separated properly.
This helps protect the environment and ensures compliance with local regulations, helping us avoid fines.

​

11. Pool Safety

​

Use of the pool is at the guest’s own risk.

​

  • Children must be supervised at all times without exception.
     

  • Glass cups or containers are strictly prohibited in the pool area to prevent accidents and injuries.
     

12. Pets

​

Pets are strictly not allowed on the property.
Unauthorized pets may result in additional cleaning fees, damage charges, or immediate termination of the stay without refund.

​

13. Cancellation & Refund Policy

​

  • Cancellations must be made at least 24 hours before the scheduled check-in date to qualify for a refund.
     

  • Cancellations made within 24 hours of check-in, no-shows, or early departures are non-refundable.
     

14. Safety & Liability

​

Guests assume all responsibility for their personal safety and belongings. The host is not liable for accidents, injuries, illness, or loss or theft of personal property. Children must be supervised at all times.

​

15. Emergency Contact

​

If you need assistance during your stay, you may contact the host at any time.
In case of emergency, call 911 immediately.

​

16. Governing Law

​

These Terms and Conditions shall be governed by and interpreted in accordance with the laws of [Florida/US].

​

17. Acceptance of Terms

​

By booking and occupying the property, the guest acknowledges that they have read, understood, and agreed to these Terms and Conditions.
